We look forward to welcoming you to BRAMBER COTTAGE. The cottage sleeps 6 guests in 3 en-suite bedrooms. (Adults and children included). LIVING AREA
The living area consists of an airy double volume open plan kitchen, dining and living area with wood burning fire and ceiling fan
KITCHEN
The kitchen is modern and well equipped with a gas hob – electric oven, a fridge freezer, Nespresso coffee machine, microwave and dishwasher
PATIOS
All rooms lead onto the generously furnished front and back undercover patios.
Front patio has a roller blind for weather protection and privacy
POOL & GARDEN
The house is built around the sparkling solar warmed pool with loungers swimming towels and pool inflatables and Weber braai.The garden is a country cottage style with a lush lawn, roses, flowers and herbs for picking during your stay.
MAIN BEDROOM
Main bedroom has a bath and air conditioner and king size bed.
SECOND BEDROOM
Second bedroom has a shower and misting fan with a double bed.
THIRD BEDROOM
Third bedroom has a shower and air conditioner and queen size bed. This room is detached from main house with its own entrance but linked via an undercover patio adjacent to the pool.
LINEN
Quality linen, bath and swimming towels are provided.
UTILITY ROOM
The outside lock up utility room houses the washing machine, a bicycle and outdoor equipment for guests use.
PARKING
Parking for 2 vehicles within the walled and alarmed property.
Wifi, DSTV & SOLAR
Fiber optic WIFI, DSTV and solar back up power/alarm.

TERMS:
• 2 night minimum stay
• 5 night minimum from 11 December until 8 January
• Prescribed minimum stays over long weekends
• Rates can be changed without notice
HOUSE RULES
Here are a few things to keep in mind during your stay please:
No pets allowed.
Unfortunately no children under the age of 5 due to unprotected pool.
No parties or events allowed.
Quiet time strictly after 22h00 – please respect our neighbours.
No smoking/vaping in the house.
No sub-letting. The person who did the booking must be staying in the cottage.

Check in after 2pm – 6pm
Check out before 10 am
Key safe is available for convenient self check in
Early check in or late check may be arranged subject to availability

CANCELLATION POLICY
If a booking is cancelled by Bramber Cottage, all payments by the Guest shall be refunded in full.
If a booking is cancelled by the Guest, the following refund policy will apply:
Full refund for cancellation NOT later than 30 days before check-in.
50% refund for cancellation later than 30 days before check-in, but NOT later than 14 days before check-in.
NO refund will be made for cancellation after 14 days before check-in.
For bookings made fewer than 30 days before check-in, a full refund will apply if cancellation is made within 48 hours of the booking AND is made at least 14 days before check-in.
Payment Policy
A deposit of 50% is required as confirmation of the booking. The full balance is payable 7 days prior to arrival.
DISCLAIMER NOTICE / INDEMNITY
Guests enter and use these premises at their own risk. The property owners, shareholders, and their associated parties shall not be held liable for loss, damage, or injury to property or person caused by reason of any defect, negligence or other wrongful act of omission; and strike, war, weather, quarantine, sickness, government restrictions or regulations, or any other cause beyond its reasonable control. The owners reserve the right to withdraw or shorten any overnight package at any time and to make such changes and alterations as may be found necessary to ensure the safety of all guests.
